Under a guaranteed rent agreement, we pay you a fixed monthly amount for your property and take on the responsibility of letting it. You receive the same payment every month, whether the property is fully occupied or not, and we handle the guests, the maintenance and the wear.
Guaranteed rent suits landlords who want a predictable income and no day-to-day involvement. There are no void periods, no late rent to chase and no 2am calls about a broken boiler. We take on all of that.
We agree a term, typically 12 to 24 months, and a monthly rent based on the property and the local market. We then run the property as serviced accommodation, hosting corporate, contractor and leisure guests and managing every aspect of their stay.
At the end of the term, we return the property in good condition, with an inventory and a professional clean. Many of our landlords renew, but there is no obligation to do so.
